Manage water at the exterior
Water that never reaches the foundation cannot enter through it.
- Extend downspouts well away from the wall
- Keep eavestroughs clear through autumn
- Maintain grading that slopes away from the building
- Clear window wells and confirm their drainage
Maintain the sump system
Test the pump periodically, keep the pit clear of debris, confirm the discharge line is not frozen or blocked, and consider a battery backup for power outages during storms.
Consider a backwater valve
A properly installed backwater valve reduces the risk of municipal sewer surcharge entering the property through floor drains.
Watch the interior
Check foundation walls for new cracks or efflorescence, keep stored contents off the slab, and address damp smells early rather than after a heavy rainfall.
Have a plan
Know where your water main shut-off is, keep the area around it clear, and store valuables above floor level in below-grade rooms.
